Summer Coming to an End

Summer is coming to an end very soon and once school starts back, all of the tourists will be gone for the season. Summer will end for all of the teens on 30A on August 10th. Here at Luxury Properties on 30A we value our time in the summer because we get to meet so many new faces. Summer is the fun time for us because we can go to the beach and relax. A day at the beach restores the soul.

Do You Ride a Bike?

There are bike lanes on almost every major roadway on 30A.  They are there for a reason! Cars roam the streets almost every second and that makes it dangerous for people riding bikes. So many of our tourists love to rent bikes for their trip. If you are riding a bike, you do not have anything protecting you from the cars.

Bike lanes are the safest thing for you to ride in when you are biking. If you are a parent you need to inform your kids on this situation. And another thing, if you are riding a bike you need to have a helmet on because the helmet will protect your head. Helmets are that expensive so there is no reason why you shouldn’t have one. Please stay safe and enjoy your biking!

Do You Know What the Flags Mean?

It is very important that you pay attention to the flags before you get into the water. At the Walton County beaches there is always a flag flying at the public beach accesses on 30A. Safety is very important so we advise you to learn what the flags mean.

The Green Flag

The green flag means low hazard, calm conditions, and exercise caution

The Yellow Flag

The yellow flag means medium hazard, moderate surf/and or currents

The Red Flag

The Red over Red Flag

The HUB 30A

The HUB on 30A is a great night hotspot on the Eastern End of 30A. It is a great family place and it offers many activities year round. There are multiple food trucks and restaurants throughout the HUB. There is always music playing and it is a very family friendly place. They will play all of the major sporting events on their big screen and they offer live music on most nights.

Be ready to empty your wallet when you come because it can get very pricey. They offer adult beverages to the adults and they ID everyone. It is a wonderful place on 30A that everyone should visit when they vacation here. We love the HUB and we will see you there!

The Birds of 30A

The Birds of 30A.

Whenever you’re relaxing on 30A, it is inevitable to see some breathtaking wildlife. In the autumn, many different breeds of migratory birds fly south to the South Walton area. While 30A is always a rich ecosystem, it really thrives this time of year. I have often seen and heard beautiful birds flying around the area, wondering what breed they are. Here are a few favorites of local birdwatcher (and president of the Choctawhatchee Audubon Society), Walt Spence.

– Prothonotary Warbler

Bright yellow in color, this attractive little bird can be found in swamp areas. It is native only to the Americas, and it’s chirp is quite high pitched.

– Great Horned Owl

This owl is sleeping, and specially good at camouflage during the day, so it may be hard to spot. During the night, however, he is out and about, and gives himself away with the bright yellow eyes and the distinctive hoots.

– Red-Headed Woodpecker

This gorgeous bird is quite easy to spot with its bright red head. Listen out for pecking and a shrill call in the oak and pine forests that line 30A, and hopefully he doesn’t choose your house as a pecking post.

– Laughing Gull

You can find these along the beaches of 30A year round. Like their name suggests, their call is akin to a laugh. They are generally unafraid of people and stay on the beach, weaving through sunbathers, while sometimes swooping over the ocean to pick up a meal of fish.

– Osprey

These hunters will circle over bodies of water, looking for their next meal, and when they spot it, this predator will dive straight down into the water to fetch it. Often you will hear a high chirp on the beaches coming from one of these birds.

– Bald Eagle

You are more likely to spy a bald eagle around 30A than in most parts of the country. Thanks to preservation efforts, these birds are much less endangered than a few years ago. During the summer, you might even see a group of them, as the summer is their mating season.

Thanksgiving on 30A

Greetings from the beach! Happy Thanksgiving from our team to you on a wonderful, crisp Autumn day here on 30A! Fall is the locals favorite time of the year, warm days and cool nights…beach bonfires , amazing sunsets, and a little quieter pace. This week, our little slice of paradise starts bustling with those arriving for the Thanksgiving holidays. SO much fun stuff this week, the Christmas Tree lighting in Seaside is always a favorite. Our real estate team has been fortunate to have enjoyed a banner year thus far; we’ve actually sold over 100% more real estate this year than we did in 2014. Our “close” rate on our listed properties is at 96%, an almost unheard of number. And as I’ve said so many times before, our new clients eventually become friends. We’ve been blessed to have so many of our new friends become part of ours, it’s the single most rewarding thing we do. So yes, we have so much to be thankful for. May all of you and yours have a beautiful Thanksgiving weekend. Happy Thanksgiving to all!

In addition to the 30a 10k on Thanksgiving, there are plenty of other ways to celebrate this day of thanks. There is a multitude places in our area that offer a special Thanksgiving feast for people who are less inclined to cook the turkey themselves.

  • The Pearl in Rosemary Beach is offering a special Thanksgiving brunch, lunch, as well as dinner. Bruch will be served in their ballroom with a Thanksgiving menu, with special options for kids, as well as wine options. Lunch and dinner will be at the Havana Beach Bar & Grill, and everybody will receive a complementary hot toddy/mulled cider. Reservations are required.
  • Fish Out of Water in Watercolor is also serving dinner, specifically a four-course chef’s tasting menu catered to the fall season, complete with citrus and sage brined turkey.
  • Old Florida Fish House in Seagrove Beach is offering a Thanksgiving meal 12:00-6:00 on Thanksgiving Day. You can do the turkey and pie option or order from the regular/sushi menu.

30A Local Fall Favorites

Us 30A locals absolutely love when Fall rolls around. No offense to the seasonal folk, but this is the season when the wait time at The Red Bar becomes shorter and we can walk on the beaches uninterrupted by hoards of sunbathers. Here is a list of some of our favorite things to do in the serenity of Fall:

  • The Farmers Markets! The Rosemary, Seaside, and WaterColor farmers markets are still going on, and they often carry seasonal Fall vegetables and baked goods that we can’t get enough of. Also, it will be warm enough for a little while to enjoy your Swell Pops that you can, and definitely should, get at these markets (and at the WaterColor Boathouse)
  • Take advantage of the scenery. Without it being so hot, it is a perfect time to take in the stunning Coastal Dune Lakes of 30A. One way to do this is by visiting Deer Lake State Park. There is a beautiful rare ecosystem provided by these lakes on our doorstep, and Fall is the perfect time for a walk through nature.
  • Go to all those 30A restaurant favorites without the Summer wait time! Some of our favorites are, of course, The Red Bar, Great Southern, and La Crema. These are some popular choices, and in the summer, it might take ages to get a table. Once Fall rolls around, however, we can get as many bread puddings, oysters, and tapas as we please.

If you’re on 30A for Halloween, you’re in luck! We’ve constructed a timeline of the most exciting Halloween events this year. From adult costume parties to trick-or-treating for the kids, 30A has no shortage of Fall fun!

October 30th at 7AM – South Walton Witches Ride, La Playa, Watch bicycle-riding witches dress up for a good cause, or join and become a witch yourself.

October 30th at 8PM – Noche de los Muertos at Alys Beach, Caliza Pool, Adult costume party with cash bar and costume contest.

October 31st at 4PM – Seaside Trick or Treat, Seaside, Trick or treat with the seaside merchants, go on a hay ride, and hear spooky stories for the kids.

October 31st at 6PM – Halloween on the Boulevard of Fun, Grand Boulevard, Trick or treating with the Grand Boulevard merchants.

October 31st at 6PM – Bay Zombie Stomp and Coffee Break Party, The Bay, BBQ and kids events that turn into adult events (with costume contest) as the night goes on.

October 31st at 8:45PM – Halloween Party at Local Catch, Local Catch, Forrest Williams Band playing, dance party, photographer, and inexpensive shots.

October 31st at 9PM – Red Bar Halloween Party, Red Bar, Costume contest, DJ, and free jello shooters throughout the night.
